This project involved the part demolition and addition to the rear of an older style free standing home in Epping, Sydney.

The existing home was well positioned on the 900sqm block which allowed for plenty of room to store and move materials and equipment around.

The original front verandah, study, 2 x bedrooms and sitting room were all retained allowing the property to retain it’s original streetscape features.

The kitchen, dinning and rear laundry section were demolished together with a free standing asbestos clad single garage at the side of the property.

The new addition included a guest bathroom, guest toilet, master bedroom with ensuite and walk-in robe, laundry, a very generously sized open area which incorporated the kitchen, family room and dining room leading onto a large spotted gum timber deck. A new carport and garage complete with separate toilet at the rear was also constructed adjoining the left hand side of the house, allowing access from the garage to the rear deck.

Landscaping was confined mainly to the rear of the property and included a retaining wall, extensive turf area and a concrete driveway.

An interesting and challenging feature of this project was the extremely large opening from the family room to the deck. This was achieved through a bank of sliding timber framed glass doors spanning a distance of almost 10mtrs. The joinery manufacturer responsible for making the doors and corresponding sill and frames claims that in their 40 years of being in business this the largest single span of doors they have produced.

This large single opening has provided an unobstructed view of the garden and at the same time increased the size of the living/family areas, allowing them to blend beautifully with the outdoors.

Another feature was the use Queensland hardwood for the floor areas of the kitchen, dinning and family rooms. The result is a high gloss dark red finish which is nothing short of spectacular, integrating perfectly with the kitchen style and wall colours in these areas.

The kitchen doors on the base cabinetry were designed to be part of a one piece panel which meant that the doors when closed, sit flush with the panel surrounding the doors. The result is a stylish flat finish across the front of the cabinets which not only looks very modern but also allows for easier cleaning of the doors and cabinetry.

This renovation has provided the owners with a abundance of room and at the same time made use of some cleaver design techniques, materials and finishes. They are very happy with end result and now have a modern and practical entertaining area to enjoy with their young family and friends well into the future.
