Perry Street


This project involved the construction of a brand new double storey home in Lilyfield, Sydney including fully landscaped gardens and new front fence.

The owners arranged demolition of the existing house and then engaged Buildridge to construct the new home.

The ground floor included a study/4th bedroom, formal lounge room, bathroom, laundry and an open kitchen/family room leading to a covered paved entertaining area. The first floor consisted of 3 bedrooms, ensuite to the main bedroom, main bathroom and study/desk area cleverly built into the sloping walls of the hallway.

The architects “Nordon Jago” did an excellent job by integrating various angles into the building which produced some interesting internal and external wall, ceiling and roof features. The end result is a striking modern building which is a real “standout” feature of the street.

Buildridge is always looking for improvements and ways to add value for the customer and in this case were able to take advantage of the roof cavity space behind the built-in desks on the first floor by turning it into a sizeable lockable storage area that would have otherwise ended up as wasted space.

As this property is located under the Sydney Airport flight path certain elements of the construction had to comply with local council noise requirements.

The solution involved fixing 9mm thick fibre cement sheeting on top of the rafters before battening. All walls and ceilings were lined with two layers of 13mm gyprock and CSR sound screen insulation was used in all wall and ceiling cavities. All window and door glazing throughout was upgraded in thickness to 10.38mm to further reduce external noise penetration. The end result was a very quiet interior greatly reducing external noise and improving the comfort of the occupants.

The final touch to this property was the landscaping which including block rendered retaining walls, plants, turf, paving and a front fence incorporating brick rendered pillars with powered coated metal panels.

The combined architecture, materials, colours and quality of workmanship produced a beautifully integrated home that the owners were extremely pleased with.

We received the photos of the house today, and i just wanted to say the professional shots are simply magnificent! Very impressive and very cleverly done.

Most importantly they really show off the quality of the project in the best possible light and a great memory for us.

You should be very proud of the finished product, both my wife and i certainly are.

I am sorry that our outdoor setting and the eastern fence were not ready in time, and apologies for the temporary blinds, somehow you managed to work around it and produce a great portfolio of shots. As you know we would have loved to have completed a few little bits and pieces to finish it all off, we hope to get you to help us complete those once we are able to do so.

Most importantly we are happy with the execution and the professionalism shown by yourself and your team and would be more than happy to recommend you to anyone we come across looking at construction and development.

You quickly dispelled and reservations and fears we had prior to embarking on such an important and potentially very stressful journey, and you continued to pleasantly surprise us and impress us.

Given a rather accidental nature of us getting together, i am so glad that we followed our instincts and that we chose you, it proved to us that the experience or age does not matter in this business. Your maturity, attention to detail, customer service, confidence and above else the knowledge of the trade is simply second to none.

I know you mentioned you would try to come back and take a few photos of the al fresco area and the yard. I shall tidy up the yard and set the outdoor settings which should with the lighting available at the back provide for a few more really nice shots.

I shall make sure Nordon & Jago architects receive the photos and our feedback.

Thank you again for your continued patience, with me in particular, i hope you did not find it much of an annoyance. I found it extremely comforting having someone i trust provide advice to me on matters which i knew very little about and which i desperately needed an honest piece of advice on to make our vision complete. Thank you for that.

Finally, i know i promised you and the guys at least a case of beer, and i know i should have done that a long time ago, and i would like to arrange that at some stage as a small token of our appreciation for all you’ve done.
