This was a challenging and rewarding project for Buildridge.

Designed by OIKOS Architects from Balmain in Sydney, the brief was to retain the front two bedrooms, hallway and front verandah of this quaint brick cottage and construct a modern extension to the rear of the original structure including driveway, pool, front fence and landscaping.

The ground floor extension was constructed of brick which was externally cement rendered. The top floor was constructed of timber with external cladding boards.

One of the main challenges emerged early on during demolition when it was discovered that the foundation of the original rear supporting wall of the house was supported by a large wooden beam which was layered between a combination of sandstone and brick rubble randomly cemented together. Then the rain came and started to wash away the exposed foundations which seriously undermined the ability of the wall to support the roof structure. Day after day of rain resulted in the wall sinking into the mud and clay. Luckily, some clever prop work saved the original roof from collapsing and all was back on track when the sun finally emerged and the new footings were poured.

The new extension included a side entrance, main bathroom, additional separate toilet, kitchen, laundry, dining/family room, 2 x bedrooms and ensuite to the master bedroom.

The renovation also included extensive deck areas, swimming pool, driveway, front fence and landscaping.

Quality finishes and fixtures were used throughout the project and included:

  • Underfloor heating in the main and ensuite bathrooms
  • Heated towel rails
  • Brushbox flooring
  • Gas log fire
  • Meile appliances
  • Spotted gum decking
  • Illuminated light switches
  • LED illuminated kitchen tap
  • Custom made joinery with polyurethane doors and Caesarstone benchtops
  • Gas heated swimming pool incorporating LED lighting and waterfall
  • Electronic remote control skylights
  • Tessellated tiled front verandah

Outdoor entertaining is achieved simply by opening a bank of custom made timber doors at the end of the family room allowing movement onto a large deck which further flows down a set of stairs to another deck area and swimming pool.

The end result is a perfect blend of old and new turning what was originally a small cottage into a large four bedroom three level home with plenty of living/entertainment area and room for a young family to grow.

James Gilliver and the Buildridge team completed a major renovation project on our home between February and September 2010.

The scope of the project was to partially demolish an 1880’s workman’s cottage and transform it into a multistorey, 4 bedrooms, 2.5 bathroom home with entertaining deck and swimming pool.

From our first meeting, James impressed me as a professional, well organised and friendly individual.

James and his team, along with their contractors, delivered our new home to the scheduled time and to the high specification set. Due to our changes in scope, budget increases were required. However, James was always very willing to negotiate these budget impacts. We always felt free to “change our minds” and James would accommodate these changes.

James has well established project management skills which ensured the timetable and scheduling were well orchestrated. Site meetings were held every week at which times we were kept updated on progress and plans for the following period. This enabled me to make product selections and arrange deliveries to site in a timely manner.

There was a consistent group of workers on site. They were always courteous, friendly and built up a repour with our neighbours – often doing odd jobs for them. We live in a small street with limited parking and to have our neighbours impressed with the traffic and space management was great news.

James engages good quality craftsmen which meant that he was able to customise our build and replicate the features that I had pulled out of magazines etc. I received good advice on how we could achieve the results we desired.

The Buildridge Constructions team delivered us a fabulous family home that we will enjoy for many years to come.
